Hoboken Connect drops office tower for 29-story residential skyscraper.

NJ Transit and developer LCOR have officially unveiled a major redesign for Site 1 of the massive Hoboken Connect project. The updated proposal shifts gears from an unbuilt commercial complex to a soaring 29-story residential skyscraper.

For anyone keeping track of local developments and Jersey City history, this pivot highlights just how much post-pandemic real estate demands have changed across the Hudson Waterfront.

The Shift from Commercial to Residential

LCOR representatives explained that the original office building concept simply stopped making economic sense. After drawing zero tenant interest over three consecutive years, the team went back to the drawing board to meet pressing regional needs.

Inside the New 29-Story Tower

Designed by renowned Morris Adjmi Architects, the striking new structure will introduce 365 fresh residential rental units to the transit hub. This addition will significantly alter the local skyline and provide new housing options just a stone’s throw from neighboring communities.

If you are planning to visit or relocate to the area, it helps to understand how these transit hubs connect. You can easily figure out getting around the waterfront once you arrive.

Affordability and Public Benefits

The developer structured the housing mix to prioritize inclusivity and regional accessibility. The breakdown includes 70% market-rate apartments, 10% designated workforce housing, and 20% dedicated low- and moderate-income affordable units.

Travelers looking for where to stay nearby will notice how residential density continues to reshape our urban centers. Visitors can also explore various things to do right along the vibrant Hudson River waterfront.

Municipal Perks and Community Retail

Beyond housing, the lower floors will incorporate roughly 23,000 square feet of paid office space for NJ Transit. Even better, the City of Hoboken will secure nearly 16,000 square feet of office space completely rent-free under the proposed agreement.

Visitors who want to plan your stay will appreciate that the ground floor maintains vital community connectivity. It features 5,600 square feet of retail space split neatly into two vibrant storefronts.

Streamlined Construction and Timeline

The redesigned layout successfully reduces overall gross square footage by a notable 34%. Crucially, the new footprint leaves an existing local bus lane entirely clear of construction disruptions.

LCOR currently hopes to secure all necessary redevelopment plan amendments and municipal approvals shortly. Construction is tentatively slated to begin in 2028, with a targeted completion date set for 2030.
